Terms of use
Last updated: 27.10.2026
These terms apply to the Húsó app, run by Markússon Studios ehf., ID no. 661026-0140, Drekavellir 36, 221 Hafnarfjörður, Iceland ("we"). By creating an account you accept these terms and the Húsó privacy policy. If the Icelandic and English versions differ, the Icelandic version applies.
1. What Húsó is
Húsó helps residents and the board of a housing association share news, report issues, keep the building's information and rules, and organise cleaning and chores. Húsó is a tool. We are not part of your housing association and do not make decisions for it.
2. Your account
- You must be 16 or older.
- Use your real name, and choose the apartment you live in or own.
- One account is for one person. Keep your password secret.
- You are responsible for what is done in your name in the app.
3. Buildings and the board
- Whoever creates a building in Húsó becomes its chair in the app, and should only do so with the authority of the housing association or its board.
- The board approves or rejects new residents and is responsible for the building's information, house rules and apartment list being correct. We do not verify ownership or residence.
- Board members see every resident's phone number and email and may only use them for the housing association's business.
- Húsó does not replace the formal requirements of the Multi-Unit Housing Act no. 26/1994. Meeting notices, decisions of house meetings and anything else the law or the association's own rules require must be done in the way the law requires. Nothing in the app is legal advice.
Data protection in the building. The housing association is the controller of the data created inside its building in Húsó, and Markússon Studios is its processor. By creating a building in Húsó, the chair agrees on the association's behalf that we handle this data as follows:
- we use it only to run Húsó for the association, never for our own purposes;
- we keep it secure and bind our staff to confidentiality;
- we only use the sub-processors listed in the privacy policy, and tell you before adding new ones;
- we help the board answer residents' requests for access, correction and deletion;
- we tell the board about a security breach without undue delay;
- if the association stops using Húsó, we delete its data, or hand it over first if asked.
The board makes sure residents know the building uses Húsó, and registers one board member as the building's contact with us, among other things for billing.
4. Your content
- You own what you post: text, photos and videos.
- You allow us to store your content and show it to the people who may see it under the privacy policy, only for running Húsó.
- You are responsible for your content and must have the right to share it.
- Be considerate with photos and videos: don't film people or the inside of other people's homes without permission, and don't show licence plates, ID numbers or other personal details about others unless necessary.
5. What is not allowed
We have zero tolerance for abusive or harmful content. You may not:
- harass, threaten, humiliate or discriminate against others, including on the grounds of origin, religion, sex, sexual orientation, disability or anything else;
- post illegal content, pornography, violence or content that infringes others' rights;
- post sensitive information about others, such as health or finances;
- send spam or advertising unrelated to the building;
- try to get into a building you don't belong to, into someone else's account, or around the app's security.
6. Reports, blocking and removing content
- You can report content and block a user directly in the app. You will then no longer see that person's content.
- The building's board can remove content in its building that breaks the house rules or these terms.
- We can remove content and close accounts that break these terms. We respond to reports sent to support@husoapp.is within 24 hours.
7. Issue reports are not an emergency line
An issue report in Húsó goes to the building's board, who may not see it right away. If anyone is in danger, for example a fire, gas leak or accident, call 112. For an urgent water leak or power fault, also contact the board or a professional directly.
8. Price
Húsó is free in the first release and while testing lasts. After that, Húsó will be a subscription paid by the housing association. We will announce the price and subscription terms with good notice, and nothing is charged unless the association agrees to the subscription separately.
9. The service
We try to keep Húsó available and secure at all times, but cannot promise it will never be down or free of bugs. We may add, change or remove features. If we shut Húsó down, we will give at least 30 days' notice so associations can retrieve their data.
10. Liability
The app is provided as it is. To the extent the law allows, we are not liable for indirect loss, for content posted by users, or for decisions of the board or neighbours. Nothing in these terms limits your rights as a consumer under Icelandic law, or our liability for harm we cause intentionally or through gross negligence.
11. Ending your use
You can delete your account at any time in the app (Profile → Delete my account). A chair in a building with other registered residents must hand over the chair role first. We may close an account that breaks these terms seriously or repeatedly.
12. Changes to these terms
If we change these terms in a significant way, the app will ask you to accept the new version before you continue.
13. Law and courts
Icelandic law applies to these terms. If you are a consumer in another EEA country, you keep the protection that the mandatory laws of your country give you. If a dispute arises, we will first try to settle it amicably. If that fails, it may be brought before the District Court of Reykjavík (Héraðsdómur Reykjavíkur), but consumers may also bring a case in their own country.
